Buying in the Ardsley School District? Don’t Search by Address Alone

If you’re searching for a home in the Ardsley School District, searching by mailing address alone can cause you to miss real options. The school district doesn’t follow post office boundaries, so homes zoned for Ardsley schools can carry mailing addresses in Ardsley, Dobbs Ferry, Hastings-on-Hudson, White Plains, Scarsdale, or Hartsdale.

This isn’t hypothetical. I recently had an accepted offer on a single-family home in Dobbs Ferry that actually falls within the Ardsley School District. A buyer searching “Ardsley, NY” alone would likely have scrolled right past it.

As of today, there are 13 homes available in the Ardsley School District. Only six of them have an Ardsley mailing address. Five have a Dobbs Ferry post office, and two have a Hartsdale post office. That means more than half of the current inventory could be invisible to a buyer searching by town name instead of by school district.

If being zoned for Ardsley schools is your real goal, search that way from the start — not by mailing address. Watch the video above for the full breakdown, and reach out if you’re buying or selling in the Ardsley School District or the surrounding river towns. I’m happy to help you find what actually fits.
