Westchester Real Estate Market Update — September 2026

The Rivertowns market was quiet over Labor Day weekend, as it usually is, but things pick back up this week. The real selling season runs from right after Labor Day through Thanksgiving, and this year it’s starting with unusually tight inventory.

Across Hastings, Dobbs Ferry, Irvington, Tarrytown, and Sleepy Hollow, there are only 38 single-family homes on the market right now, and just 11 of those are priced under $1 million. Condos aren’t much better: 31 are available, but most are concentrated in Tarrytown and Sleepy Hollow — Dobbs Ferry, Hastings, and Irvington combined have just one condo listing between them. Co-ops are the tightest of all, with only 10 available across the Rivertowns.

If you’ve been thinking about selling, this kind of inventory crunch works in your favor. Fall traditionally brings serious, motivated buyers back into the market, and right now they have very little to choose from. It’s a good time to talk about what your home could do in this environment.
