Pleasantville’s inventory is tight right now — only 16 homes are on the market as of late September. That’s a small pool, which normally favors sellers, but it doesn’t mean every listing is moving on its own.
A handful of those 16 have already seen price reductions. In a market this small, a price cut stands out — buyers notice, and it usually signals a home was priced too aggressively out of the gate rather than any real softening in the market overall.
If you’re thinking about selling in Pleasantville, this is exactly the environment where pricing strategy, presentation, and marketing decide whether you land multiple offers or end up chasing the market with reductions. Low inventory gives you leverage, but only if the listing is priced and marketed correctly from day one.
